Fort Collins

Fort Collins is a city of about 170,000 people and the Larimer County seat, about 63 road miles north of downtown Denver, built around Colorado State University, a walkable historic Old Town and the mouth of the Poudre Canyon. It suits people who want a self-sufficient small city with a real downtown, a big bike and trail culture, Horsetooth Reservoir on the west edge and Poudre School District, and who mostly work locally or remotely. It suits people less well if they need to commute to Denver every day, want big-city nightlife and pro sports nearby, or want to live near campus without college-town noise. Prices have climbed with the growth, so don't assume it's the cheap alternative to Denver, and the water provider and taxing districts behind a given address can matter a lot here.

Loveland

Loveland is a Larimer County city of about 81,000 people on the Big Thompson River, about 46 miles north of Denver as the crow flies (about 51 by road) and a short drive south of Fort Collins, known as the Sweetheart City for its 80-year-old valentine re-mailing program and for a serious public art scene. It suits people who want a real downtown, lakes and foothills trails close by, and a location that works for jobs in Fort Collins, Greeley or the north metro, often at better value than the Denver metro or Fort Collins. It suits people less well if they want late-night life, a college-town feel or an easy daily commute to Denver, Boulder or the Tech Center. In newer east-side neighborhoods like Centerra, the metro district on the tax bill matters as much as the price.

Weld (historic core, downtown and Windsor Lake) and Larimer (western neighborhoods toward I-25)

Windsor

Windsor is a fast-growing town of roughly 44,000 to 48,000 people between Fort Collins and Greeley, with a small historic downtown on Main Street, Windsor Lake a block away and a ring of newer golf and lake communities around it. It sits in two counties: the original town is in Weld County and the western neighborhoods toward I-25 are in Larimer, so two homes a few miles apart can have a different assessor, water provider, sales tax rate and even school district. It suits people who work anywhere in Northern Colorado and want new construction, water and trails, and a real small-town center. It suits people less well if they need a daily commute to Denver, Boulder or the Tech Center, want rail transit, or haven't budgeted for the metro districts that come with many of the newer neighborhoods.

Colorado Springs

Colorado Springs is Colorado's second-largest city, about 495,000 people (2025 Census estimate) at the foot of Pikes Peak, roughly 70 miles south of Denver on I-25 and the seat of El Paso County. It is a military city first: Fort Carson, Peterson and Schriever Space Force Bases, Cheyenne Mountain Space Force Station and the U.S. Air Force Academy all sit in or next to it. It suits military families, veterans, remote workers and anyone who wants a mid-size city with the mountains right at the edge of town. It suits people less well if they plan to commute to Denver every day, need big-city nightlife and major-league sports, or work in a corporate field that doesn't tie back to defense, aerospace, healthcare or tourism.

Monument

Monument is a home-rule town of roughly 12,000 people in northern El Paso County, sitting on the Palmer Divide between Colorado Springs and Castle Rock, with the Air Force Academy on its southern border. Buyers who search "Monument" also land in Palmer Lake (a separate town) and unincorporated Woodmoor and Gleneagle; Monument, Palmer Lake and Woodmoor together are known as the Tri-Lakes area. It suits people who want Lewis-Palmer D38 schools, mountain views, a small-town feel and a short drive to the Colorado Springs bases. It suits people less well if they commute to Denver every day, dislike winter driving, or haven't asked where their water comes from.

Frederick / Firestone

Frederick and Firestone are two neighboring towns of roughly 18,000 and 20,000 people in southwest Weld County, along I-25 about 30 to 40 minutes north of downtown Denver off-peak. Both started as coal-mining towns, both have a small historic core surrounded by subdivisions built mostly since 2000, and both are served by St. Vrain Valley Schools. They suit people who want newer homes, a small-town feel, state-park fishing and a reasonable drive to Denver, Boulder and Longmont. They suit people less well if they want rail transit or an older established neighborhood, or if they'd rather not dig into metro district taxes, nearby oil and gas wells, old mine workings and, in Firestone, a water supply contract that ends in 2028.

Greeley

Greeley is a city of about 114,000 people and the county seat of Weld County, about 50 miles north-northeast of Denver as the crow flies (about 60 by road), where the Cache la Poudre River meets the South Platte. It was founded as a farming colony in 1870, it is home to the University of Northern Colorado and the headquarters of JBS USA, and agriculture still shapes its economy, its water story and, on the wrong wind, its air. It suits people who want more house for the money than Fort Collins or Loveland, a real college-town downtown and a job in Weld County. It suits people less well if they commute to Denver, Boulder or the Tech Center every day, want rail transit, or don't want to think about feedlots, oil and gas, or the water and metro-district costs built into a new west-side home.

It suits people who want a newer house and a small-town feel with quick highway access to Loveland, Greeley, Fort Collins and, with patience, Denver. It suits people less well if they want rail, an established tree-lined neighborhood, or a simple tax picture: two counties, two school districts and many metro districts mean the details change by address.

Berthoud

Berthoud is a small railroad town of roughly 14,000 people in southern Larimer County, about halfway between Loveland and Longmont, with a few-block downtown on Mountain Avenue and a BNSF line running right through it. It has grown fast, nearly doubling between the 2010 and 2020 censuses, and most of that growth is in newer subdivisions with metro districts. It suits people who want a quiet small town, Thompson schools, Carter Lake and the foothills close by, and a reasonable drive to Loveland, Longmont or Fort Collins. It suits people less well if they want nightlife, a train to Denver, or a short daily drive to the metro: downtown Denver is about an hour away.

Moving to Denver, Colorado

Denver works best for people who want a real job market with the mountains about an hour away, and who can live with a dry, high-altitude climate. It is not a cheap move: home prices sit well above the national median, home insurance runs high because of hail, and many newer suburbs add HOA and metro district fees on top of property tax. Most people relocating here buy in the suburbs rather than the city itself. Before you fall for a neighborhood, get to know the full monthly cost of living there, not just the price of the house.

Evergreen / Conifer

Evergreen and Conifer are unincorporated mountain communities in western Jefferson County, 7,000 to 8,300 feet up, where you can live among pines and elk and still reach downtown Denver in 30 to 45 minutes from Evergreen on a good day, closer to an hour from Conifer. Evergreen, on Bear Creek below I-70, has the lake, the walkable downtown strip and the bigger range of neighborhoods; Conifer, higher up on US 285, is quieter, more spread out and more rural. Both suit people who want genuine mountain living and are willing to learn wells, septic, wildfire insurance and winter driving. Neither suits people who want sidewalks, food delivery, a short commute to the south metro or the airport, or a house that takes care of itself.

Commerce City

Commerce City is a home-rule city in Adams County, northeast of Denver, with about 62,000 people at the 2020 census and roughly 70,000 by the 2024 estimate, spread across about 36 square miles that are really two different places. The south, the historic Core City along Highway 2 and Vasquez Boulevard, is an older, industrial, working-class town next door to Denver with a commuter rail station and Colorado's only oil refinery. The north, the Northern Range east of E-470 and north of the Rocky Mountain Arsenal, is new master-planned subdivisions like Reunion with a big rec center, 27J schools and the airport next door. It suits buyers who want new construction near DEN, or an older house minutes from downtown Denver without an HOA. It suits people less well if they want one cohesive town, a walkable center, or no refinery, rail yard or flight path anywhere in the conversation.

Brighton

Brighton is the Adams County seat, a home-rule city of about 43,000 people (2024 Census estimate) northeast of downtown Denver, with a historic downtown on Main and Bridge streets, farmland on its edges and master-planned neighborhoods filling in between. It suits buyers who want space: larger lots, agricultural zoning, a real small-town downtown and Barr Lake State Park next door. It suits people less well if they commute to Denver every day, want rail transit, would rather avoid metro district taxes, or need a five-day school week.

Northglenn

Northglenn is a small home-rule city of about 38,000 people on roughly 7.5 square miles straddling I-25 just north of Denver, in Adams County, bounded by Thornton on three sides and Westminster on the west. It suits buyers who want an established single-family home with a real backyard and few or no HOA rules, quick access to I-25 and an N Line station, and a city that is visibly reinvesting in its parks and civic center. It suits people less well if they want new construction, a walkable downtown, or a house that won't need updates, because much of Northglenn's housing dates to the Perl-Mack build-out that began in 1959 and the decades right after, and very little new is coming.

Erie is a fast-growing town of about 40,000 people straddling the Boulder-Weld county line between Boulder, Longmont and I-25, with a coal-era main street on Briggs Street and a ring of master-planned neighborhoods built mostly since 2000. It suits buyers who want a newer house with more room than the US 36 towns offer, pools and trails built in, and a short drive to Boulder or Longmont. It suits people less well if they commute to Denver daily, want to avoid metro district taxes, need transit, or are uncomfortable with active oil and gas development nearby.

Louisville, Superior and Lafayette are three small Boulder County towns strung along US 36 and US 287 between Denver and Boulder, with about 65,000 people between them and mostly Boulder Valley schools. They suit buyers who want Boulder's trails, jobs and schools without living in Boulder: Louisville for a walkable historic downtown, Superior for a planned, amenity-heavy suburb with the best highway access, Lafayette for an artsier, more affordable old town. They suit people less well if they need light rail, want to avoid HOAs in newer construction, or are not prepared to think seriously about wildfire insurance after the 2021 Marshall Fire.

Parker

Parker is a home-rule town in northeastern Douglas County, about 23 miles southeast of downtown Denver, with roughly 67,000 people inside town limits (2024 state estimate) and more in the unincorporated neighborhoods around it. It suits buyers who want a manicured, family-centered suburb with a real walkable Mainstreet, strong parks and trails, and quick access to the Denver Tech Center and Lone Tree job centers. Lone Tree

Lone Tree is a small, deliberately planned city of about 15,000 people at the north edge of Douglas County, where I-25 meets C-470 about 18 miles south of downtown Denver. It is the southern end of the metro's light rail, home to Park Meadows mall and a Charles Schwab campus, and the site of RidgeGate, a 3,500-acre master plan that will keep building for decades. It suits buyers who want newer or brand-new construction, a train to downtown or the Tech Center, Douglas County schools and trails on the bluffs, and who are comfortable with an HOA and a metro district. It suits people less well if they want an older neighborhood without those layers, a finished town with a real downtown today, or a quiet address east of I-25 away from Centennial Airport's approach path.

Greenwood Village

Greenwood Village is a small home-rule city in Arapahoe County, about nine miles south of downtown Denver, with roughly 15,500 residents and, per the city, a daytime business population of about 38,500 because much of the DTC sits inside its limits. It suits buyers who want Cherry Creek schools, a short drive to the DTC, light rail on I-25, one of the metro's best concentrations of nice restaurants, and either a large lot on the horse-trail west side or a condo in the Landmark towers. It suits people less well if they are shopping for a first home, want nightlife past 9 p.m., or want a neighborhood with no HOA and no design review.

Arapahoe

Englewood

Englewood is a small, old, independent city of about 35,000 people (2024 Census estimate) directly south of Denver, roughly six and a half square miles in Arapahoe County, with its own schools, its own water utility and a light rail station in the middle of town. It suits buyers who want to be minutes from Denver without living in Denver, who like older brick bungalows on a grid with alleys, and who want a real bar-and-restaurant strip on South Broadway and the Swedish and Craig medical campuses close by. It suits people less well if they want consistent, polished streets, new construction with a big yard, or a large school district. And it confuses a lot of people: many of the metro's "Englewood" mailing addresses, including much of the Denver Tech Center, are not in the city at all.

Jefferson

Wheat Ridge

Wheat Ridge is a small, close-in Jefferson County city of about 32,000 people on roughly 9.5 square miles, wedged between Denver on the east, Arvada on the north and Lakewood on the south, about eight and a half miles from the State Capitol. It suits buyers who want an older, unpretentious neighborhood with real yards, Clear Creek and its trail running through the middle of town, I-70 straight into the mountains and a commuter rail terminus with parking. It suits people less well if they want new master-planned construction with a pool and a clubhouse, a finished downtown, or a house that needs nothing; much of Wheat Ridge was built in the decades after World War II, and the city's own plan says residents don't want dramatic change.

Jefferson (county seat)

Golden

Golden is a small city of about 20,000 people tucked between North and South Table Mountains and the foothills, 20 to 25 minutes west of downtown Denver, with Clear Creek running through a genuine Old West downtown. It is the Jefferson County seat, home to the Colorado School of Mines, the Coors brewery and CoorsTek, and it has the best trail-and-creek access of any Denver suburb, with I-70 to the mountains a few minutes away. It suits people who want to walk to a real downtown, tube or kayak in town and hike from the front door, and who don't mind paying a premium for a small town that can't grow much. It suits people less well if they commute to the south metro or the airport, want new construction and a big flat lot, or need every room of the house to get winter sun.

It suits buyers who want the widest range of housing in the north metro, from 1950s ranches to brand-new master plans, three commuter rail stations with a 29-minute ride to Union Station, and every big-box convenience within a short drive. It suits people less well if they want one cohesive town with a downtown, a walkable daily life, or a neighborhood that stays the same once the construction north of 136th finishes.

Castle Rock

Castle Rock is the Douglas County seat, a home-rule town on I-25 about 28 miles south of downtown Denver, with roughly 84,000 people as of the 2025 estimate and a real historic downtown around the butte it's named for. It suits buyers who want a town with its own identity rather than a spillover suburb, daily access to trails and open space, Douglas County schools and services, and a predictable I-25 commute to the Denver Tech Center or Colorado Springs. It suits people less well if they commute to downtown Denver, Boulder or the north metro, want to walk to daily errands, want nightlife, or want to own a home without an HOA or a metro district.

Highlands Ranch

Highlands Ranch is a master-planned community of roughly 100,000 people in unincorporated Douglas County, about 12 miles south of downtown Denver along C-470. It is not a city: there is no mayor or council, and services come from the Highlands Ranch Metro District, the Highlands Ranch Community Association (HRCA), the Douglas County Sheriff and South Metro Fire. It suits families who want four rec centers, 26 parks, 70-plus miles of trail and an 8,200-acre wilderness area built into the place they live, with Douglas County schools and a quick run to the Tech Center. It suits people less well if they want new construction, a walkable downtown, a light rail stop, nightlife, or a house with no HOA and no architectural review.

Littleton

Littleton is a city of about 45,000 people on the South Platte River at the southwest edge of Denver, with a genuine red-brick historic downtown, two light rail stations and the Arapahoe County seat. The name also covers a much larger area of unincorporated Jefferson and Douglas counties that only shares the mailing address, so "Littleton" can mean a 1890s block off Main Street or a brand-new house at the base of the foothills. It suits people who want a walkable small-town center inside a big metro, river trails out the back door and a short drive to Chatfield and the mountains. It suits people less well if they need a quick commute to the north or east side of the metro, or if they assume the Littleton address they're looking at comes with Littleton's city services and schools. Often it doesn't.

Centennial

Centennial is a city of about 108,000 people in Arapahoe County, directly south of Denver along I-25, and one of the newest big cities in Colorado: it incorporated in 2001 and runs on a contract model, with the Arapahoe County Sheriff for policing, South Metro Fire Rescue for fire and private contractors for public works. It suits buyers who want an established suburb next to the Denver Tech Center with Cherry Creek or Littleton schools, light rail on I-25, Cherry Creek State Park close by, and more yard for the money than Parker or Highlands Ranch. It suits people less well if they want a walkable downtown, new construction, a single school district they can count on, or a quiet address far from a flight path.

Arapahoe, Adams and Douglas

Aurora

Aurora is Colorado's third-largest city, about 400,000 people (2020s Census estimates) across roughly 163 square miles east of Denver, spread over Arapahoe, Adams and Douglas counties. It suits veterans and active military (Buckley Space Force Base and the Rocky Mountain Regional VA Medical Center are both here), people working at the Anschutz Medical Campus, anyone whose job runs through Denver International Airport, families who want Cherry Creek schools in a newer house, and buyers trading commute time for square footage. It suits people less well if they want to be close to the mountains, if they want a walkable historic downtown, or if they aren't willing to do the homework, because two houses with the same Aurora mailing address can sit in different counties, different school districts and completely different neighborhoods.

Arvada

Arvada is a city of about 120,000 people northwest of Denver, mostly in Jefferson County with a small slice in Adams County, built around Olde Town, a National Register historic district with a commuter rail station in the middle of it. It suits buyers who want a walkable historic downtown with a train to Union Station, a 150-mile trail network out the back door, Jeffco schools and I-70 straight into the mountains, with the choice of a 1970s brick ranch close in or a brand-new house against the foothills. It suits people less well if they work in the Tech Center or on the far east side, if they want a big local job base (most of Arvada commutes), or if a metro district on top of property tax is a deal-breaker for the newer northwest neighborhoods.

Lakewood

Lakewood is Colorado's fifth-largest city, directly west of Denver in Jefferson County, where the metro meets the foothills. It suits buyers who want quick mountain access, established neighborhoods with mature trees, Jeffco schools and an easy commute to downtown by 6th Avenue or the W Line. Most homes are older, so budget for updates and inspect carefully, and expect little new construction.
