Platt Park

South Pearl Street running north through Platt Park toward downtown Denver

The short answer

Platt Park is an official Denver neighborhood south of downtown, running from Broadway east to South Downing Street, with I-25 and Mississippi Avenue to the north and Evans Avenue to the south. It's also the name of a small city park inside the neighborhood. Homes include smaller craftsman bungalows, cottages and other houses from the early 1900s, plus a lot of scrapes and new builds, with some townhomes and condos. Louisiana–Pearl Station puts RTD light rail inside the neighborhood, and I-25 connects it to the rest of the metro.

Louisiana–Pearl Station is inside the neighborhood, one block east of the South Pearl Street corridor. Service is changing during RTD's rail project as of fall 2026, so confirm with RTD.

What is living in Platt Park like?

I'm a huge fan of Platt Park. In the heart of it is Pearl Street, with restaurants, coffee shops, boutiques, flower shops, ice cream, breweries and a farmers market in the summer. Old South Pearl Street is one of my favorite walking strips in all the Denver metro. It's not quite the Pearl Street of Boulder, but you can spend a day there. Part of the neighborhood runs along South Broadway, with more shops, restaurants and bars. And it has a small-town neighborhood feel minutes from downtown.

Start with one distinction. Platt Park the neighborhood is one of the statistical neighborhoods Denver uses for its data and records. Platt Park the park is a small city park inside it, home to the Fleming Mansion and a branch library. This guide covers the whole neighborhood. If you're still choosing a part of the metro, start with the Denver relocation guide.

What draws people here

  • Old South Pearl Street. It's the neighborhood's main commercial strip, and the shopping and dining corridor sits one block from the light rail station.
  • South Broadway. The west edge of the neighborhood is Broadway, with antique stores and vintage clothing stores.
  • Light rail inside the lines. Louisiana–Pearl Station is in Platt Park, so the neighborhood has its own stop.
  • Public buildings at the park. A Carnegie-funded branch library and the Fleming Mansion share the park, and Platt Park Recreation Center is on the same stretch of South Grant Street.
  • Older houses. Bungalows, cottages and other homes from the early 1900s.
  • Washington Park close by. The city park is about 1,500 feet east of the station along East Louisiana Avenue.

What gives people pause

  • Home age. A house from the early 1900s can come with an old sewer line, an old water line and an old foundation. Plan your inspections around that.
  • Scrapes and new builds. Older houses here get torn down and rebuilt, so a block can change after you buy.
  • The interstate. I-25 forms part of the northern edge. If you're looking on those blocks, visit at different times of day.
  • Market Sundays. The farmers market takes up blocks of South Pearl Street during its season, so plan around it if you're looking nearby.
  • Parking. Near South Pearl Street or Broadway, read the posted signs before you count on street parking.
  • Flood maps. Harvard Gulch is in a city waterway program that plans flood protection for nearby homes and structures, and Harvard Gulch Park sits in neighboring Rosedale. Check FEMA's map for any address you're considering.

Where is Platt Park, and how do you get around?

Platt Park sits south of downtown, with I-25 and Mississippi Avenue along the north and Broadway along the west. As of fall 2026, RTD's Downtown Rail Reconstruction Project has changed some light rail service, so confirm your trip with RTD before you count on it.

  • Into downtown: Light rail runs from Louisiana–Pearl Station to Union Station, and RTD's Route 0 bus runs on Broadway, the neighborhood's west edge.
  • Into the Tech Center: Take I-25 south. Light rail parallels the interstate, with stops that include Belleview and Orchard.
  • Transit: Louisiana–Pearl Station, at 755 E. Louisiana Ave., sits partly underground beneath the intersection of East Louisiana Avenue, South Washington Street and South Buchtel Boulevard. The next rail stops are I-25 and Broadway to the north and University of Denver to the south. RTD bus routes 11 and 12 connect at the station, and Route 11 runs on Mississippi Avenue.
  • The airport: Rail service to Denver Airport Station starts from Union Station. By car, take I-25 north to I-70, then I-70 east to Peña Boulevard.
  • The mountains: I-70 is the route west through the Rocky Mountains. Take I-25 north to the Mousetrap interchange and head west.

Where does Platt Park start and stop?

The official lines come from Denver's statistical neighborhoods. Denver has 78 official neighborhoods, based on census tracts grouped by city planners in the 1970s. City agencies use them for data, research and records, and officials use the names and boundaries when they present rezonings to City Council. Denver has no official process for designating a neighborhood, so an everyday name doesn't change the map.

Platt Park's lines are I-25 and Mississippi Avenue on the north, Broadway on the west, South Downing Street on the east and Evans Avenue on the south.

The park

The Fleming Mansion is at 1510 S. Grant St. The Sarah Platt Decker Branch Library is at 1501 S. Logan St., at East Florida Avenue. Platt Park Recreation Center is at 1500 S. Grant St.

Old South Pearl Street

South Pearl is the neighborhood's main commercial strip. The neighborhood's first boom came in the 1890s, when a tramway ran down the street. Its shopping and dining corridor sits one block west of Louisiana–Pearl Station.

South Broadway

Broadway is the western line. South of Alameda Avenue, Broadway becomes Antique Row.

Nearby areas often confused with it

Old South Pearl Street is in Platt Park, not Wash Park. Washington Park West shares Platt Park's northern line, and the city park is farther east. Overland lies west across Broadway. Rosedale lies south of Evans Avenue. University lies east across South Downing Street. If the name matters to you, go by Denver's map, not the name on a sign.

What does it cost to own a home in Platt Park?

Prices and tax amounts change, so this guide points you to where to check them. These are the costs that apply here.

  • Property tax: Denver's property search shows assessment and tax data by address, parcel ID or schedule number. Properties may carry other charges, such as maintenance district fees, and some amounts due may not appear on the site. Ask about them for the specific property.
  • Sidewalk fee: Denver property owners have paid this fee since 2025, even on blocks without proper sidewalks. As of its 2025 rollout, it appears on the municipal stormwater bill in two payments a year, and properties with a long street frontage pay an added amount. Owners still have to keep sidewalks clear of snow, ice and debris.
  • Landmark rules: As of fall 2026, the list of Denver landmarks shows no historic district named for Platt Park, South Pearl or South Denver. Individual landmarks exist here, including the James A. Fleming House, the Decker library and Cameron Methodist Church at 1600 S. Pearl St. Check the specific address before you plan exterior work.
  • Older-home systems: Denver Water's address search shows a property's risk of lead in drinking water, and its Lead Reduction Program replaces lead service lines with copper at no direct cost to customers. Radon can enter a home from the soil beneath it, so test for it. Get a sewer scope on any older house.
  • HOA or condo dues: Townhomes and condos may have an association. Find out what the dues cover and who pays the stormwater bill. When an HOA handles that bill, the HOA handles the sidewalk fee.
  • Parking: If you're counting on street parking, find out whether the block has permit rules and what a permit costs.
  • Flood insurance: FEMA's Flood Map Service Center lets you search the official flood map by address. FEMA updates its maps continually, so run the search yourself for the specific home and ask your insurance agent what it means.

What kinds of homes are in Platt Park?

Expect old and new together. The older stock is smaller craftsman bungalows, cottages and other homes from the early 1900s, and there are a lot of scrapes and new builds mixed in. Remodels have turned bungalows, foursquares and classic Tudors into modern houses. You'll also see newer townhomes and condos. New condos and apartments have replaced former mill houses, and modern houses have replaced bungalows, so tour the blocks around any home you're considering.

How do schools work in Platt Park?

Platt Park is in Denver Public Schools, and the answer depends on the address. Some homes are tied to one assigned school. Others sit in an enrollment zone, where living in the zone guarantees a seat at one of several schools, not one specific school. Enter each address you're considering into DPS's School Finder to see which applies. DPS also has a SchoolChoice hotline and posts enrollment zone guides for elementary, middle and high school.

What is there to do in Platt Park?

Parks, trails and open space

The park itself is small, with a playground and mature trees around its edges. Platt Park Recreation Center is a neighborhood-level center with a craft room, a lounge, a full kitchen and a multipurpose room with a stage. The city also rents the Fleming Mansion for meetings and events.

The park's buildings tell the neighborhood's history. James Fleming established South Denver in 1881 as an alcohol-free community, and it was declared an incorporated town on August 9, 1886. It covered almost 12 square miles, from Alameda Avenue south to Yale Avenue, and Fleming was its mayor. His Queen Anne-style house went up in 1882. He sold it in 1891, and it served as city hall until Denver annexed South Denver in 1894. The house and its block then became public property as Platt Park. The building later served as a jail, a library, a clubhouse and a recreation center, and The Park People restored it in 2009.

The Decker branch was built in 1912–13 with Carnegie funds, and it's a Denver landmark. Check the library's site for current hours before you go.

South of the neighborhood, Harvard Gulch Park sits at the center of Rosedale. To the east, Washington Park is a short trip along East Louisiana Avenue. I'm in Wash Park and Platt Park all the time.

Events

The South Pearl Street Farmers Market is the big recurring event. It's a Sunday morning market that runs from early May into November on the 1400 and 1500 blocks of South Pearl, between Iowa and Arkansas avenues. Confirm the current season before you go. Street fairs on South Pearl have included an Oktoberfest and a Winterfest.

Food and shops

South Pearl is the main commercial strip. Sushi Den, founded in 1984, is a long-running restaurant there. On the west edge, South Broadway adds antique stores and vintage clothing stores. Businesses change, so walk both streets to see what's open.

Three places to start

  • Old South Pearl Street — The neighborhood's main commercial strip, one block west of Louisiana–Pearl Station.
  • Fleming Mansion — Built in 1882 at 1510 S. Grant St. It served as South Denver's city hall until annexation and is a designated landmark in Platt Park.
  • Decker Branch Library — A Carnegie-funded building from 1913 at 1501 S. Logan St., and a Denver landmark under the name Sarah Platt Decker Branch Library.

Who are the big employers in and near Platt Park?

The job centers closest to Platt Park sit outside its lines. Inside the neighborhood, the commercial streets are South Pearl Street and South Broadway, with shops, restaurants and bars. Downtown is to the north by I-25 or light rail. University of Denver Station is the next rail stop south, and the line continues along I-25 to Belleview, Orchard and Arapahoe at Village Center stations. Employer rosters change, so treat these as the places to look rather than a ranked list.

How does Platt Park compare with nearby areas?

  • Platt Park vs. Wash Park — Platt Park has Old South Pearl Street and Louisiana–Pearl Station. Wash Park has the city park, about 1,500 feet east of the station. Washington Park West is the part that touches Platt Park.
  • Platt Park vs. Rosedale — Evans Avenue is the line, with Rosedale to the south. It holds Harvard Gulch Park and Rosedale Park. Platt Park holds the South Pearl corridor and the rail station.
  • Platt Park vs. University — South Downing Street is the line. University of Denver Station is the next rail stop south of Louisiana–Pearl. Platt Park and parts of University were once in the town of South Denver.
  • Platt Park vs. Overland — Broadway is the line, with Platt Park on the east side and Overland on the west. Confirm which side an address falls on.

Buying in Platt Park: what to do first

  1. Get pre-approved before you tour. An older bungalow and a new build are different purchases, and knowing your numbers tells you which ones to look at.
  2. Confirm the neighborhood. Check the address against Denver's map, since Platt Park, Washington Park West and Overland are easy to blur.
  3. Pull the records. Use Denver's property search for assessment and tax data, and ask about any fees that may not show up there.
  4. Inspect for the home's age. Get a general inspection, a sewer scope and a radon test, and run the address through Denver Water's lead search.
  5. Check the address. Look up landmark status, FEMA's flood map, the block's parking signs and DPS's School Finder.
  6. Veterans: If you're using your VA loan on an older bungalow or cottage, plan for the appraisal. VA must ensure a financed home is suitable for dwelling purposes, and its minimum property requirements can expose defects or maintenance issues.
