Longmont, with more range in housing than people expect. Castle Rock to the south, between Denver and Colorado Springs. Fort Collins, a genuine college town with a life of its own. Plus Denver and Colorado Springs themselves, each of which contains a dozen different markets depending on where you look.
What makes this list worth taking seriously is the variety within it. These are not interchangeable. Erie and Fort Collins are an hour apart and feel like different states of mind. What they have in common is that each holds up to scrutiny once you look past the listing photos.
The practical work is narrowing from a list like this to a shortlist you can actually act on, and that comes down to what each one means for your monthly picture. Taxes vary by county. Insurance varies by hail exposure and roof age. HOA obligations vary street by street. Two homes at the same price in two of these towns can carry differently, and that difference is worth knowing before you spend weekends driving between them.
